Another factor is the older housing stock closer in is a much better value when you factor in price points, operating costs including RE taxes plus commuting costs than large newer McMansions in the suburbs? Seems we've been going higher and higher end on new construction for 30 years now..

Its also become a preference..........the Millennials are choosing to live in the city. At first it was just renting apts but now they are starting to buy in the city. They don't like cars, they don't like driving and they like cities. Its very strange for the American psyche. After all, since the time of Thomas Jefferson, Americans have believed that cities are bad......except for a few crazies like me. ;)
