I think hedge fund fatigue and having so many properties recently acquired needing to be renovated prior to putting them for rent is a big factor. Coupled with demand way down for rentals after the school year begins so much less urgency now to buy more 'headaches' IMHO. We all need a breather considering the hectic pace the last few years...
