I think most underestimate the huge Gen Y demographic with the leading edge now well into their mid 30's. Their family formations, housing needs, spending patterns are going to be HUGE for the next fifteen years.. Plus we've been way below trend with regards to new construction for almost seven years now especially in the more affordable and starter single family markets. I've been saying for a good 3-4 years the big opportunity in RE post great recession is older blue collar single family home rentals for the working class. Totally underserved and overlooked by the big money
