They do have a nice micro climate west of SR 19 but no access to waterfront due to mangrove protection. The worst thing that compounds the insurance issue down the road IMHO is the homes are tiny shacks usually under 1k sf under roof total, they don';t have bones you can work with to improve efficiently in a lower cost area, and so it makes no economic sense in upgrading to target the modern end user or tenant. Thus they languish in a safer 'meth' hell of 1950's 700 sf never updated shacks. Maybe one day will 'upgrade' to a section 8 ghetto if some Trump like developer first doesn't work in cahoots with the city in condemning and demolishing most homes to buy up the entire hood cheep on another down cycle. Doubt we last long enough to see that change..
