You just have to be smart, sharp and not play into the crowd behavior. Simply just buy all you can at cap rates 15%+ Head out of dodge and cash out when cap rates approach 5% Have a ways to go to inflate it that much where I am buying these days.. I guess as long as gridlock continues, Congress does nothing, so much slack in the labor markets, too many disinflationary forces and it is all in the feds hand. Financial repression on steroids coming soon to a theater near you. Reflated peninsula Bay Area can stay so high as long as rates remain so low? What a screwed up world it has become since Clinton left and post 9/11
