You're admitting to being a speculator versus an investor.

Do you think Marty Zweig would buy the PP without a financial forecast and discounted cash flow analysis? Holy cow! DCF analysis is at the heart of every merger and acquisition. That's what the advisors get paid the big bucks for.

Of course the forecasts are uncertain. But you've got to clearly document what is known, what assumptions you are making, and what the expected likelihood and outcomes are of various scenarios.
