I posted that excerpt because it fairly represents my area, an area that one could call "RE heaven". There's no accurate homogeneous characterization though. Some brokers, some sub areas, some kinds of houses are doing well, but the majority aren't. Media report only the rosiest scenarios, and that's the way it is with other aspects of our economy. If people can't sell, after 6 months they take it off the market. The leftover demand hereby holds its price. This is similar to the declining workforce effect on nominal unemployment.

This kind of economy has no resilience against a true threat. One of many possible events could send it into a tailspin.
