Well, my question includes this:

1.) The economy slumps back into a funk even at zero rates..... now what?
2.) credit spreads widen with zero G rates.

I agree that good RE at the right price is probably one of the best places to be for return and risk... I made some first trust loans on good RE during the "crunch" at tasty rates as well as buying a property that was distressed.... I ended taking one of the loans back and now have 2 properties that are doing great. I'm not likely to sell them because there is nothing that compares IMHO.
