Am shocked how far markets like Austin have moved. All time highs in the TX cities, in Denver, rest of the energy patch, even upstate NY from what I am seeing

The key with these markets is that they didn't boom in the early aught years like the rest of the country. Meanwhile a city like Seattle which did have a housing boom and is booming now has yet to reach its 2008 peak. Ditto with cities like SD and LA.
