True for the urban MSA's though you got some open pockets down by and past San Clemente. . Lots of open land in central CA by the coast and not all of it is steep unbuildable terrain. I've driven up and down the 101 too many times but by no means an expert. Seems about the only place they encouraged development the past 30 years was Santa Maria. They need to go more vertical, more density in these high cost much desired areas. How can they call themselves liberal, looking out for the little guy when every newcomer except a one percenter gets priced out? Have you spent time in Santa Barbara? Seems a NIMBY mentality gone to extremes there. They even want 'The Help' to commute from Ventura County
