Valuing growth by acquisition: At least some (older) TPRO'ers likely used real estate to grow their personal wealth. In youth, you used "Nothing Down" and "O.P.M." to buy that first duplex. You had negative cash flow and used your tax refund to catch up. Just as you came up for air, you used "Creative Financing" to grab a triplex. Your personal capitalization stank by now, but you floated a 3rd lien to get the 4-plex. By now, banks slammed the door in your face. Then yuppies moved into the neighborhood and threw money at your properties. Suddenly you had cash, lots of it. And you knew the game from every angle. So you bought the industrial park. Now you've got great clients with 5-year leases and options to renew. Your capitalization's great. "Et tu, Topro".
