you go out to the real rural USA and the prices are dirt cheap and are still declining. An option for retired people, not so much for people still working.

Is weird given the boomer demographics the price differential is probably greater than ever today. You've got more growth in towns in that sweet spot maybe 300-600k not too big but have the services most urbanites desire like a Chattanooga, Asheville, Gainesville or Greenville, SC than smaller rural areas that are dirt cheap like you say..
