For me personally it has shifted my investment style in the past two years to just buy and hold as many rentals as I can pick up while still cheap in areas I am working as this asset inflation spreads across the land. As I always state i look at the big NE and west coast cities for clues also our largest market in FL which is Miami to what eventually spreads to the submarkets I am working in. More and more folks picking up the term housing bubble 2.0 now on a national level when most EVERYONE was a disbeliever back in the early years under Obama. Yeah I remember the 'smart guys' on the housing crash board ridiculing you and me everyday

I appear to be the only bargain based RE investor on SI it seems?. Love being the contrarian and generate fantastic cash flow no matter what happens . Have you looked into this in lower cost markets outside Seattle before it is too late? I know we discussed it a few times in recent years..
