I expect the market for good hardwood will return in No. Mich. in a few years or less once all of the downed timber is used up. I literally have over 16 cords cut and stacked with another 3 massive trees (Beech, Oak and Hickory) still on the ground waiting for a chain saw (of which we have 8 up there <ggg>) I'm planning one last big blowout wood-cutting/splitting party and cookout (roasting a pig over an open fire for 24 hrs.) to get it all cleaned up this summer. About 3/4 of the wood I'll store in 2 shelters and cover the overflow with weather-proof tarps to slow down the weathering, leaving just 4-6 cords in the open to weather. I don't plan on filling the propane tanks up there more than once over the next 5 years -- still need it for kitchen (including refrig/feezer) and for hot water, but looking at wood-fired water heating system that would also heat a large portion of the 2nd floor without vents or blowers.

When/if solar becomes efficient and reliable enough up there (remembering that far north doesn't get much daylight in winter), will go completely off-grid and replace the propane systems. Also hoping this summer to reach a deal on leasing mineral rights up there -- we're on top of Antrim Shale. I don't have enough acreage (or resources) to realize a fantasy of tapping into it myself, so just planning on leasing it out for now.
