That may be so, but some of the choices are not real.

For a rental property, they do not remove the property even after it is rented out. The poor landlord gets junk calls and cannot avoid them; prospective tenants see choices where there are none. Just grin and bear it :)

I imagine the same goes for other types of listings but don't know for sure. We can only use this to calibrate the company's ethical fiber in a limited way..

I can also tell you that Zillow has a very similar kind of crappy policy of not removing what's no longer available - good for their numbers and who cares for others' peace.

I can also tell you that for some listings on both ZIllow and Trulia, the property is real but the advert points to a deadend email or phone.

When valuation metrics are based not on accounting or financials but on other areas then there exists an incentive to fudge in other areas; fudging in accounting is less appealing because there is the law and the SEC.
