The issue here is lots of buyers chasing low inventory.

I am seeing and hearing of the new trend of more folks staying put as they get older and moved around so much over the years. I mean who didn't move and tradeup at least once during the 1997-2007 housing boom for the ages. Many have very low rates and affordable PITI so have little reason to move. Others stuck in quick sand as their credit is less than stellar after the financial crisis. Shadow inventory in most markets is long gone.
