I totally agree. I've invested all over FL. I don't want to own long term rentals in small towns too far removed from the larger cities but this state sprawls like no other so those are more rare down here. From my experiences the job market sucks, may locals too insular, unmotivated and outsiders coming in rarely stay for the long term anyway nor will they accept you or me as an outsider buying and managing property there anyway. If you want a real cool tiny town in the south must check out Plains, GA home of Jimmy Carter. people are a bit different than typical towns under 1k. Vermont is a state built on eclectic smaller towns with good infrastructure the south lacks but still I wouldn't want to invest there.. Would you invest in a Boone or Brevard,, NC two of the other larger towns in western NC? Road Walker on this board has been looking up that way
