I'm seeing similar things locally in upstate NY. A local lumber/hardware chain (about 7 stores) opened a large new location in a failed Ford dealership on a main east/west route from the Hudson River to the Conn. border. The Ford dealership failed about 2010 and the new hardware site opened about two years later.
It's a signature store with everything anyone would ever need in hardware/lumber/etc. Starting this May, I got a coupon in the mail commemorating my birthday for $7 off a $20 purchase. Then in the beginning of June, I got another one commemorating Fathers Day.......Near the end of June another one comes honoring the June graduates.............got another one in July commemorating the 4th. That's $28 off of $80 worth of purchases in two months. I'd say they are desperate to get traffic into that store. Talked to a deli/market owner I know well and asked him how's business.......he said he's doing very well..........I was surprised and dug a little deeper.......well it seems he's doing well now because he has cut services/personnel to the bone and has simply cut expenses to the point that he can make a decent go of it. He said he only wished he had done that 7 years ago when things were really good.........Sales have never really recovered and I now see him routinely on the register which he rarely did in the past..............finally, the 10 strip mall leading into Poughkeepsie is still 100% MT.
