True but remember many underwater today especially areas that have rebounded like yours are paying their mortgage versus move to a very high cost rental thus feed the very tight low inventory mantra further since they have no reason to sell or stop paying their mortgage as long as they still have their jobs in the local economy

Many are not selling because they are still underwater with their mortgages. Despite what some pundits say, housing markets are still not very robust. They are recovering but they have a ways to go. For an example, employment in housing construction is still well below 2007 levels.
