Fed ZIRP policy will push prices much higher if only because PITI to equivalent rent which has been moving up substantially has never been this favorable. Older houses in the $30-100k range with these rates the PITI might be half what people are paying in rent these days in these rust belt cities. New home cost of construction is very high for infill construction. Exhurbs you can built on large tracts much cheaper is the one caveat holding prices down somewhat I agree with you.
