I buy mostly fixer upper 2 bedroom 1 bath single family houses in "sketchy neighborhoods" with no home owners association, at discount prices.

I go in and rip out all the floor coverings and tile it from back door to front door. Tile it six feet up the walls with the cheapest tile I can find at Home Depot or Craig's List.. Put in minimal appliances, etc

I call it "bullet proofing"

Then list it on Craig's List at a rental rate 25% higher than other houses in the neighborhood.

House For Rent.... Large Dogs Welcome...

The phone rings off the hook with people sometimes offering OVER my asking price for rent.

You think housing is scarce in some markets.. You should look at housing that will accept "Large Dogs" and doesn't have neighbors that will complain about the dogs.

The tenants are so happy to find a place that will take their dog(s) that they will overlook the neighborhood they live in, the conditions, etc. They expect to put down LARGE damage deposits, etc.

Not much to damage when it is tiled front to back and six feet up the walls.. (bullet proofed)
