Not an adequate representation of either place and how people actually live their daily lives. I can show you great beach pictures of Florida too or the ugly side.. Most importantly is what happens to people in these very high cost areas as this cycle plays out. Can put lipstick on any pig but for most folks it does come down to paying the bills. I read many relocation forums and the interest in FL, NC and TX is off the charts these days.. I predict all three will be solid blue in a decade which should make you happy...LOL I'll probably cash out my RE which will probably be way overpriced too..

I am not so sure those states will ever be solid anything. You see I suspect many of the people leaving the PNW for FL, TX and NC are very similar to the people in those states just as I think the ones from FL and TX moving here are very similar to the people here. What do FL emigres complain most about here.........the FL heat and the politics. And I imagine you here the inverse complaints from WA state and OR emigres in FL.

Two things: I don't think you are giving people enough credit for why they move.........its probably not just economics prompting the move. And secondly, demographics are a tricky thing..........just because trends have been one way for decades doesn't mean they won't reverse. Look what's happening to American cities.
