Does any one here have experience with Health Care Property Investors - HCP ?? It pays a 56 cent quarterly dividend which is 109% payout! Long term chart suggests future stock weakness which has to make the stock attractive at some point. USA demographics suggest medical demand will grow , hospital manager I know indicates that Ocare pays less for services and Hospitals are being forced to be digitally advanced or lose profitability. TIA for any thoughts. Bob
