Hi Philip, some time ago I bought Mills Corporation (MLS) and the stock has gone no where. They are also a shopping mall REIT. I have been getting an excellent return, but no appreciation in asset value. They have been agressively building malls that are value orientated with an entertainment approach. I don't know what the future will bring, but Merrill Lynch keeps telling me to hold. Joan
