Good posts today gents. I agree with your analysis on Elmer's ability (or lack thereof) to unlock value (I have yet to observe him sell a project for any meaningful amount of dough). Still with all the technical blips over the past 18 months or so this could pop into the 30's on speculation of JV news, no? Or do you think because everyone is now hopping on this "trade", the pops will be less pronounced with more sellers every time it runs up?
