Spoke to a friend that has one of these tank less heaters - says it has an issue that cost more money to correct. Apparently with a standard tank it semi-heats water in the line to your faucets so it minimizes the time to get hot water. Since my heater is on the ground floor (like most) warm water migrates up the pipes while cool flows back into the tank, keeping the water column warmer. With tank less the water in the pipes cools down completely during long nonuse times and it takes much longer to get hot depending on run length.

So he had to install a recirculating pump to keep water in the line hot - basically turning his pipes into a tank. Seems rather inefficient and uninsulated (but that's how it normally works) - will have to check in with the plumbers at Keller to see what they have learned with tank less systems.
