How many more years do we have to run? Few of the criteria are anywhere near 2005 levels as overall building has lagged, inventory is very low, interest rates are very low, building lots in the new growth suburbs not anywhere near speculative as of yet and rents are quite high. If you believe in the 18 year cycle that puts 2023 as the next peak nationally MOL. Still thinking 3-5 years from now in my crystal ball but certain high prices submarkets in gateway cities with most building and price run up might already be at or near peak pricing and could roll over sooner..
