Thanks Peter, But if I was really smart would have been fully invested in Cape Coral and cashed out in 2014 at triple the prices as I could have continued buying down there in 2009 using some leverage to boot. Then bought further up the coast with all the added gains starting in 2014. As it is did pretty good in other areas entered late 2012 for long term buy and holds and now appreciating a bit later than CC did. The cash flow is real nice plus if this all goes into bubble territory in a few years will cash all out again IF the cap rates get way down mid single digits again.. Guessing you and others did quite well on projects out your way just needed a decent amount of leverage as prices weren't as low relative to cash flows as FL 2009-11??
