Totally true for RE, Ten. Just sitting on appreciation might get you a HELOC, but it's a LOAN, dummy! To actually make money on your housing, you have to sell it.
I'm going to save this post of yours just to prove how utterly ignorant you are about real estate.

(Besides, there's nothing wrong with a HELOC when interest rates are incredibly low. But that's a side point.)
