Thanks. Your's is a bit different cycle than in Florida. Building cycle 1997-2006 then bust from 2007-14 when almost nothing new was built except ultra high end urban condos. Now we appear to be in a new building boom though not quite rivaling the last cycle yet.. Most my purchases 2009 to as late as mid 2015 were always a fraction of replacement cost. Values rising plus many no down mortgages I see now first time in a decade. Most likely US is consumer of last resort to keep global economy afloat the next couple of years?
