Robert, I love the yield you are targeting and I admit ignorance on what is a safe debt to ebitda for the hotel industry. I read the recent seekingalpha article and the only negative that I found was what I think is a high debt to ebitda of 5.7x The other negative is airbnb over time will nibble away at the traditional hotel industry. It is still a good trade and I may join you. I am near fully committed with cash and not willing to take on margin exposure right now. I may get lucky and some money will free up. jim
