Hi Jim,

I was on margin often and very deep at times.

I have sworn off it for over 3 years and just don't do it.

Reits have larger debt levels.

They must keep their credit ratings so the debt is low and then they'll build a building for a tennant and get 1 1/2 - 2 points on the money.

Hard to believe they are lower than industry peers - by a little.

Of course many of their properties have grown in value and they'll sell them to produce their equity.

I'll not be surprised to see cldt have another dip to lower prices - this is just my first stage of acquisition.

Stay out of margin and rustle up some cash - I'm thinking you'll be able to make a better buy than I have - then you'll have bragging rights on me. LOL
