Re Commercial RE - I have some concerns that the ZIRP causes a bubble in commercial real estate. We have already record low Cap rates for many commercial RE properties.
While it is true that non back lenders are not a systemic risk per say, if their loose lending pulls up the prices for everything and a crash follows, the banks are going to be hit as well. Many smaller and mid size banks have the majority of their loans secured by commercial real estate, it is their bread and butter. I am easing up on my small cap bank stocks. I am less concerned about the BofA and JPm's because they have more loan diversity, but for small banks, it could get ugly.
