If for no other reason, part of the mediation was to allow Trump to sell memberships beyond just the local community. That was worth big bucks.

For example, Trump foundations, both Donald's and Eric's, tend to hold their fundraisers on Trump properties. Which sometimes is gratis, but often not. The fees for leasing those properties are most certainly a benefit.

Donald's foundation paying court awards for his businesses is definitely a benefit. As is the foundation bribing politicians on his behalf.
