Hi Dukesters! It has been a long time since I dropped in on this thread. Although I did okay in 1997 (who didn't?...a rising tide lifts all boats, yadda, yadda, yadda <grin>...) with my little drip portfolio, which included BBI, DL, JCI, NVO, PG, USW, WMT and XON, alas, I never did make that buy of DRE. My New Year's resolution: Get some exposure in my portfolio to a good REIT, like Duke. Good investing, and a prosperous New Year! Greg Stoner
