We need to sell our respective homes first. Who knows how long that will last? The last home I sold was in Belmar, NJ (Jersey shore) in 2001 and the broker sold it in less than a week. He probably had some people already lined up. I remember meeting with the broker and once I told him the price I wanted, he said I can sell it. I never signed any agreement with this broker. We spoke for maybe 15 minutes and that was it. Everything was done by word of mouth and handshake. His commission was high, about 6.5%, maybe even 6.75% percent. But he came highly recommended as having the contacts and being the best. After the closing, he came over with the suitcase and I paid him in cash. So, maybe we will be moving sooner than I think.

We are going to try Nevada first, Henderson or Summerlin. A Tax free State with no tax on SS benefits is attractive. Whether we like it or not is another story and that's why we will rent first. Rents are dirt cheap in relation to NYC, about 1/3 the price, from what I've seen online. NYC is great, but is not the place to be in retirement. Prices are sky high in every respect and taxes just keep on climbing and climbing to the sky. We'd rather save our money and choose which charity to give it too.
