The home owners grant in BC is actually a non entity. The figure is attached to the base home tax then removed again to make people feel like they got something. It is also a manner in which to tax the more successful. If you own a rental or bought another residence for investment purposes. You do not qualify for the grant on the second unit.
Now there is an additional tax of 15% if I remember right for non residents who purchase a residence in BC.

The lunch box thing I find the biggest complainers is those with little ambition to do what it takes to get ahead. It's either to hard or they are afraid to fail. Little do they realize not trying is accepting an attitude that has already failed.

A number of times I have heard people say. There is no way to get ahead any more. Starting a business is so expensive it is out of reach. Or a particular market is all sewn up by big companies.
When I said I'll go in half with you. Take out a second $25k mortgage on your house, I'll match it and that will get it started. In 5 years when it is up and running properly you have to buy my share out at the market value plus 3% for my time. you will then be 100% owner, 95% of the time they could not bring them selves to do it.
Three took up the offer two are still in the logging industry in BC Two are doing exceedingly well one is still an owner operator with a new log truck. Present Gross income I would estimate $300k +- a year The other now owns a complete logging company and probably has a net worth between 1 and 2 million.

The remaining one when the responsibility all fell on his shoulders decided it was to hard. It took to much time from his family life. He sold and is back working for some one else. He is happy with the decision no longer complains. Happy he tried but says the business world is not his bag. To many highs and lows. I can understand that. If it was easy everybody would have a business of their own.

My wife never liked it at first. So I got her to go back to school and become an accountant. She then took over the books and handled the finances, Once involved she loved it.

As far as home purchase. It is only 5% down in BC and the government will take a second mortgage to help with that. If they really want to be home owners move to the interior. Lots of work, Affordable homes, Less air pollution and Less rain. What's not to like about that ?

It is hard for me to understand all the squawking when there is so much opportunity. They just have to have initiative.
