This is occurring at a time when overall housing equity has doubled, roughly, from $6 trillion to over $13 trillion in the past five years.

Multiplier effect of layering added debt to tap into that equity the greatest of all. Of course we will before this cycle is done. GOP of course much better tapping that for better and for worse witness the S&L fiasco and 2008 financial crisis. Animal spirits been lacking this cycle keeping too many out of the game via Dodd Frank and tight lending standards. Mortgage debt to GDP back to 2002 levels even as every other measure of debt at record levels today any way you measure it.
