EnerCare Inc. (CSUWF) - sold 50% at $15.83/share; 4.5% div yield
Whitestone REIT (WSR) - put proceeds into this REIT w/ 9.5% div yield

CSUWF continues to pay a good dividend but now only 4.5% since the price is at/near all time highs. My original Buys were at $6.50/share in 2011 (143% gain in 5 years). I decided to sell 50% of CSUWF and move the proceeds into WSR.

I can double the dividend income and believe WSR is 25% undervalued based on their new real estate office project in Dallas. It's interesting that their one large core tenant (Whole Foods) now is owned/operated by Amazon. That tenant was seen as a negative but now it is positive as the owner has deep pockets and will probably keep/extend the current lease.

This is my 3rd Buy in WSR w/ shares in both the IRA & ROTH. I would like to also get shares in the taxable account but dividends are not qualified. I have GTC order at/below $12.00/share.
