Looking better and better to me too. Urban America ready to disintegrate into total chaos next downturn.

Without more loosening of credit standards the areas that have run up significantly are at or near a top. Higher end for sure as are most any condo and apartment market. Where I got most my rentals still going up with just one month supply.

Funny I get letters and postcards everyday from the 'we buy houses' guys on those in central FL but in south Florida the few I have those stopped coming in the mail a good 12-18 months ago.. As funny during the near depression in 2008-10 in housing I don't ever recall getting even one in the mail. Just another indicator of the sheep mentality..
