According to the July issue of Women's Wear Daily (WWD), Main Street, USA is being rediscovered. Faced with dwindling traffic in shopping centers, national chains are moving to downtown sites in search of growth, and they are often turning to small-town America.

The number of Americans who shop frequently at major malls dropped from 33 percent in 1990 to 19 percent in 1994. The consumer is becoming more interested in downtown shopping areas with an eclectic array of stores. (Carl Steidtmann of Management Horizons)

Shopping center developer Melvin Simon predicts success for malls with an entertainment quality, such as:

 Interactive retail, where you drive a golf ball before buying it
 Stores with striking visuals
 Super stores with powerful assortments
 Stores that knock you out with service
