GZ, we are currently looking for the same place. Threats are fire, flood, hurricanes, tornados, earthquakes, volcanoes, mudslides. Other threats are financial. High retirement taxes, high cost of living, healthcare situation. So far the places I will NOT live. Florida, California, Texas Gulf Coast, Upper Northeast.
