I was bearish on stocks in 2001 and housing 2007 and by nature am a bit bearish I continue to read the experts and continue to learn At this moment I do not think the stock market or housing market is overvalued but that it is fair value. I am not being critical only giving my two cents. The power of interest rates to affect financial assets is much stronger than I used to think if I knew 20 years ago what I know now it would’ve been great I do feel that I am at my peak but with the market going up the way it is so probably does everybody else. I tell myself regularly “You may be wrong “
