I have a 3400 square foot house. 3 Floors. I spend most of my time in perhaps 20% of the total space. Both kids have moved away. Considering converting my one car detached garage into a “tiny house” moving there and renting the main house out. I figure I could clear $2,000/mo net after taxes and insurance renting the main house out. That’d hasten my retirement and be a nice supplement to my other income (SS, rental income from another rental) without having to dip too deeply into 401k.

Thoughts?
