Robert, you are right about Code. My neighbor kept the footprint of her garage for that reason. Any expansion and you have to comply with current setbacks and similar restrictions. She also could not put in a kitchen, so has a pin induction cooktop and a wine cooler type refrigerator only.

Also, very good point about the tax consequences. I believe the rule is the house must have been one’s primary residence for 3 of the prior five years.
As a practical matter, I’d have a hard time living full time in 240 sf. I know I could easily do well in something 800-1,000 sf. There is a developer in my area that recently constructed smaller cottages in that size range. I should look into that.

I have two dividend paying stocks that spin off a decent quarterly dividend. While I’m still working I should probably put them on dividend reinvestment and add to the number of shares so as to increase the dividends when I do retire (about 3 years hence).
