Greenbriar. Here’s the 3rd of 3 projects that GRB is working on that I think will successful. It’s ballsy or really naive to think they can go 3 out of 3, especially given that the CEO has not been delivering on promises the past few years.

Of course that’s why some of the shareholders don’t care and have given up. Guys new to the scene focus on 6 operating years (I previously referenced 9 years but I found out that 3 was as a shell with no qualifying transaction) and get turned off on “Puerto Rico” and pull out the barf bag at “blockchain”. So here’s something to turn on the skeptic’s even more (some sarcasm, lol ??), GRB’s 50% profit interest in a housing development in California. (GRBs sister co PWR is doing all the development work and in charge of financing, marketing and sales)

Tehachapi is located less than an hour away from Edwards AFB, which is where the B21 stealth bombers will be tested. The CEO and his property developer consultant have been speaking to the military and the employers on the base, including Northrop, about housing some of the thousands of staff and their families that will be hired or relocated. I’m told that Sage Ranch will not be a spec deal, but rather will be homes that are presold or fully financed for leasing out.

We already have Horseshoes up the behind after learning we fell into a tax advantaged economic opportunity zone. Buyers in Sage may be eligible for significant and immediate tax deferrals and potentially savings. In addition if they hold the home for 10 years it will be exempt from capital gains. I’m not sure if this exemption is just for the gain after 10 years or in perpetuity until the home is sold. They are working on setting up an opportunity fund for Sage Ranch now.

With a land cost of only $1 million after picking up the property in a developer distress sale many years ago they are working with a big head start on making a lot of money. Dyodd.
