Reminds me of way back when I first moved to San Diego region in the 1980s, you could drive less than an hour south into Baja and be in a very small fishing village, Puerto Nuevo... you'd park on dirt lot, walk up to random house, knock and be invited in for fresh lobster at prices seldom seen in restaurants... plus they got to practice English and we got to practice Spanish (I was fluent in French already, so Spanish seemed easier)...
Now, just a few miles away, Hollywood built a huge film stage where they filmed Titanic and later movies like Master & Commander, etc.... suddenly there was a housing boom... I have not been down there in 5 or 6 years, but the last time, Puerto Nuevo is so large, they have named streets, curbs, sidewalks and actual restaurants -- looks to be a small city of about 25,000 people... Rosarito Beach must be over 100,000 people now and I have no clue how big Ensenada is now... and of course TJ... a lot of the population growth is from US citizens and retirees... really cheap living down there, but you have to take security seriously these days...
