Doesn't mean much.

High bubble price markets distort national numbers. Very high prices most sensitive to higher rates.

Median prices also distort as the incremental increase in demand is at lower price points which were the biggest bargains not moving as much off the bottom a decade ago, little new construction at those price points and all most millenials can afford at this point.

Move up market seemed to slow down last year but starter market heated up. Now everything seems much stronger compared to 6-12-18 months ago probably due to sharp drop in interest rates and more demand due to continue strong job creation..
