Flipping not sure if that is perhaps a contrarian economic trend?? More based on supply of property versus demand.. If so few foreclosures or distressed property in a flat market with tons of investors expecting appreciation of 2012-17 continuing that don't materialize the margins get squeezed dramatically. Remember dumb money gets lucky and bailed out in an appreciating market feeding the frenzy further.. The others are leading indicators from homebuilder charts (so many hit new highs yet again today), to unemployment claims, to new foreclosure filings...
