What kind of homes are they looking for? 3 bed 2 bathroom starter homes or something bigger?

3-4 bedrooms at least 2 baths with 2 car garage..vaulted ceilings spacious and open. perhaps 1400-2200 sf living area keep the monthly PITI 28%..

$200k mortgage 3.75% 30 years $926 + $400 taxes insurance escrow ... about $57k gross household income needed

KISS method basically even lower rates people can borrow 3.5 times household income now.. used to be 3 times or less

of course this doesn't come close to working in our large coastal cities.. Just checked out Morgan Hill south of Bay Area,,starter 1700 sf townhomes just under $700k...lol
